Although the location of a holiday-let property is very important it is not only the more seasonal seaside properties which appeal to tourists. There are also many cities which are very popular and which not only attract high rents during the peak seasons but also are ideal for letting all year round.

If you decide to go for a seaside property, try and find somewhere within walking distance of a beach. If you opt for the countryside, look for a property in a picturesque village or a property with countryside views.

 

The most popular properties with holiday makers are picturesque family-sized cottages or houses in good holiday locations such as the traditional coastal resorts and areas of outstanding natural beauty such as the Lake District, the Western Scottish Highlands, Dartmoor, the Yorkshire Dales and moors, the Wye Valley etc. And, city centre houses or apartments in cities such as York, Bath, Cambridge, Oxford and Edinburgh will attract tourists (and business) all year round.

If you plan to market and manage your holiday property yourself, you will have to set aside time for advertising the property, taking bookings and keeping the accounts. You will also have to be regularly available (every weekend if you let by the week) to welcome the guests and to do the laundry, cleaning and maintenance. If you don't live nearby and/or you don't have the time to deal with everything yourself, then you can either enlist the help of a letting agency which will typically handle everything for you or you can use a booking agency for marketing and booking and a property management agency to take care of your property.
