Student Lets

If you plan to let to students then you will need a property which is either in or within easy reach of a university or college town. You will also need to provide accommodation which is in good condition because students are now much more selective about where they live. Although it may not be necessary to invest in expensive furniture and décor as you might for a corporate let, students do want good, clean and well-maintained accommodation with good basic facilities.

If you are concerned about how prospective student tenants may treat your property and whether they will have sufficient funds to pay the rent then it is advisable to use a letting agency which specialises in student accommodation. They will vet all applicants and inspect the property at the end of the tenancy to check for any damage. They will also usually ask for a deposit at the beginning of the tenancy to cover any damage to the property and/or to cover the replacement of any broken or missing items.

 

If you offer good student accommodation students will probably wish to rent for the whole year (including the summer vacation) to ensure that they can return at the start of the new academic year. They may even choose to stay on until the end of their course. There are also financial advantages if you have a property with a number of bedrooms which you can let individually. However, if you are letting to a number of individual students you need to provide a communal living area, a communal well-equipped kitchen and adequate bathroom and toilet facilities.
