Finding Builders

The best place to start looking for a builder is in your local newspaper or in Yellow Pages. The only problem then is choosing a good, reliable one from the (typically) large choice.

Personal recommendation is often the best way to find a good builder so has someone you know has recently had some work done that they were happy with? You could also check to see whether the builder/contractor is a member of a trade or professional association or has been approved by the Quality Mark Scheme. If you are not familiar with the work of a builder ask for the contact details of some their customers - a good builder is normally happy for you to see examples of their work.

Before you get a builder to start work, check whether any of the work requires planning permission or building regulations approval (this is needed for work which could affect the structural strength of the building).

 

It is advisable to get at least three written quotes for each job you want done. A quote should indicate the cost and details of the work to be carried out and should not change unless you ask for additional work to be done. Also check whether the quote is inclusive of VAT.

Once you have decided which builder/contractor to use, you should agree a start date and completion date (if this is possible) - any changes to these dates should be agreed between both parties. It is usual to pay for smaller jobs on completion of the work but for larger projects you may be asked to pay in stages.

Finally, check that the contractor has insurance which covers any damage to your property or to a neighbour's property.
