Finding Buy to Sell Property

You are not alone when it comes to looking for the right property to buy as an investment. In fact there are generally many more would-be investors than there are suitable properties to invest in. So where do you start?

A good place to start is at the local estate agents. Contact them all and tell them exactly what you are looking for. If they don't come up with anything in the short term make sure you keep in regular contact so as they know you are still looking.

 

Local and free newspapers occasionally include adverts by private owners so check them regularly and act quickly if you see anything that fits your requirements. The internet also now has many property sites.

You could also consider going along to a property auction. Auctions not only include properties which do not get on to the high street estate agents books but also properties which are derelict, abandoned or have been re-possessed. However, if you make a successful bid for a property at an auction, you immediately enter a legal and binding contract to buy the property.

You could also look out for properties which are standing empty but are not advertised for sale. It will obviously take a little bit of detective work to find out who owns them but they may prove to be an excellent investment. You could start by asking neighbours or local business owners, or you could approach the local council or district land registry. If your investigations do not produce any results you could ask to the Empty Homes Agency (EHA) for some help. The EHA is an independent charity which was set up in 1992 to highlight the large number of properties nationwide which stand empty. One of their aims is to get empty homes back into use by offering advice and help to owners, local authorities and would-be investors.
