If you want to maximise the profit margin on the sale of your property you will need to market it well.

The first thing to decide is whether you want to sell your house through an agent or whether you want to do it yourself. If you choose to do it yourself you may save the agent's fees but you will have to ensure that you have the time and inclination to market and advertise your property and you will always need to be available to arrange viewings and show potential buyers around.

If you choose to use an estate agent it is wise to check their commission rates, but remember that the cheapest is not always the best. You want an agent who deals with your type of property with a good customer base and gives you the level of service you want.

 

Selling by auction can also be an excellent and quick way of selling your property. You will benefit from an immediate exchange of contracts and fixed completion date. You will also stand to get the best price for your property through the competitive bidding process.

Knowing how much your house is worth is one of the first things you need to know in order to market your house effectively. You can do your own research by checking local newspapers and property magazines for the price of similar properties or you can ask an estate agent to come and give a free valuation (approach at least two agents so as you can compare valuations).

Timing when you sell your property can be important. The property market tends to slow down during the winter months so you may find you have to drop your price if you want to make a quick sale. If you are not in a hurry it may be advisable to wait until the market is more buoyant.
