The Croatian property market is in its infancy, with land and house prices still very reasonable. Beautiful stone houses built in traditional Croatian style are available in the historic towns of Dubrovnik, Zadar, Hvar and Korcula and offer excellent investment opportunities.
Once you have found a property to buy, you will have to pay a deposit of 10% of the sale price. UK citizens need to obtain the approval of the Ministry of Foreign Affairs of the Republic of Croatia and this can take a few months to finalise. If however, the property is bought by a domestic company (which can be controlled and owned by a foreign person), this delay can be avoided.
It is possible to complete the purchase from the UK, but it is advisable to have it verified in a Croatian Embassy or Consulate. If such a contract is verified before a public notary, this will have to be translated into Croatian by an appointed court interpreter.
Foreign nationals wishing to stay in Croatia for more than three months will need to obtain a residence permit. Renting or owning a property in Croatia or just having a yacht moored in one of its many marinas is sufficient to obtain a permit.
Whether you choose a home by the country's unspoiled Adriatic shores or in one of its historic towns, buying a property in Croatia is very likely to be a sound investment for the future.
