Marketing Your Property Overseas

If you want to maximise the earning potential of your overseas property you will need to market it well, so if you don't think you will have the time to do this yourself, you should consider using an agent.

Some agents will take care of everything including preparing a brochure, advertising your property, taking bookings, cleaning and maintenance, dealing with the changeover and greeting new guests. Others may only offer a booking and reservation service and leave you to handle the rest.

So how do you find an agent? Many of the larger agencies advertise in national newspapers and travel magazines and they also advertise their services through travel agents. You could also search the internet or ask other people in the area who have properties to let to recommend a good local agency. When you find an agent that offers the services you want, check out their brochure and web site to see whether you would be tempted to book a holiday through them. Also find out how much commission they charge and how and when you will get paid. Don't necessarily be put off by an agency which charges a higher commission - if they do their job properly and get a lot of bookings you still stand to make more money.

 

If you decide to use the services of one of the more prestigious self-catering holiday organisations, make sure you choose a company which caters for the sort of people you think your property will appeal to. Also check whether there are any restrictions on when you can use the property. Some companies want to be able to let throughout the high season but this may be exactly the time you want to be able to use it (and the reason you bought it).
